Pulte re-enters Henderson market

Pulte Homes has re-entered the Henderson market following a nearly 20-year developing hiatus in the Las Vegas Valley suburb with the Jan. 20 grand opening of its latest project, Skyline Estates.

Aaron Alred, general sales manager for PulteGroup’s Las Vegas division, said the company last built in Henderson when its community, Club Madeira, opened in 1998.

He added that it was never the company’s intention for the Henderson building slump to occur.

“It was a matter of finding the right opportunity, location and product to build,” he said. “We landed on it at Skyline Estates.”

The project on Clouded Avenue will include more than 100 single-story and two-story homes with sizes ranging from 2,286 to more than 3,336 square feet, Alred said.

“Our homes are consumer inspired and include lots of open areas and outdoor living areas,” he said. “These are brand-new models that we’re bringing to the valley.”

The six home designs, which start in the mid $300,000s, include features such as a dedicated laundry space, large kitchen, oversized pantry and balcony options.

Alred said single-story floor plans have been the most popular at the Pulte property.

“Single-story homes are really popular these days and they’ve been the best sellers so far at Skyline Estates,” he said. “We want to offer every opportunity we can for customers who walk through the door.”

To decide on what will be incorporated in its models, Pulte conducts consumer-inspired research, according to Alred.

“Focus group testing helps us figure out floor plans, the openness of the downstairs, whether the bedrooms should be upstairs or downstairs and if we should incorporate single-story floor plans,” he said.

Alred said Skyline Estates is in active selling mode as five homes already up and framed with closings to commence in the spring.

“We’ve been searching to find the right location and Skyline Estates is in a developed part of Henderson that’s close to U.S. Highway 95 and a middle and elementary school within walking distance,” he said. “The location inspired us to purchase the land and build out there.”
