Vegas Realtor Mark Sivek says MLS, Realtor best way to find available homes

Dear Expert:

Every time we find a home to purchase, it has just had an offer made or has several offers or is in escrow! Why are they still up on the listings and why are their signs still up? How can I beat others to these homes?

Dear Frustrated:

The agent is allowed to keep the sign in the yard until the deal has closed escrow, and then they must remove it promptly. Just because there is a sign in the yard doesn’t mean it’s not in escrow. Depending on where your information comes from, it may or may not be current. Some of the bigger websites like Zillow and Trulia are not as current as your local MLS (Multiple Listing Service). Your agent should have your criteria in a search, and that agent should be notified immediately when a property that meets your criteria becomes available. The agent, in turn, should notify you, the buyer, promptly and you should make every attempt to see the property ASAP. He who hesitates loses. Finally, before your agent shows you the home, your agent should call the listing agent to see if there are any offers on the house. This will tell you how active this property is.
