Work starts on VenturePoint Speedway center

California-based VenturePoint Development has begun construction on VenturePoint Speedway industrial center at Tropical Parkway and Mount Hood Street in North Las Vegas, adding nearly 150,000 square feet of industrial space to the growing speedway submarket.
TWC Construction was awarded the $12 million contract for site improvements, construction of four concrete tilt-up buildings and tenant improvements at VenturePoint Speedway. The 10-acre project is scheduled for completion by midyear.
The buildings, with 16 units ranging from 6,000 square feet to 30,000 square feet, will be sold or leased, depending on market demand, VenturePoint President John Clement said.
Offices are fully built out with tall warehouse clear heights, mezzanine storage and rear yards.
"The speedway area has become a major industrial hub over the last several years," TWC Chief Executive Officer Matt Ryba said. "Given the current situation and outlook for land availability and prices in Las Vegas, we anticipate that this area will continue to grow in importance."
BANK OF AMERICA: Crisci Builders has been contracted to build Bank of America at McCarran Marketplace, a 75-acre community retail center being developed by Marnell Properties at Eastern Avenue and Patrick Lane.
The general contractor will build a 4,800-square-foot shell from the ground up and build out the interior at a project cost of $1.5 million. Completion is scheduled for mid-July. Paul Auzenne is the project manager.
Crisci also completed the interior build-out of Bank of America at Vista Commons at 11710 W. Charleston Blvd. The bank opened in December. Rick Ramberg served as project manager for the $650,000 job.
CONSTRUCTION SCHOOL: The National Association of Minority Contractors in Nevada is sponsoring a free construction management school starting at 5:30 p.m. Feb. 21 at the Associated General Contractors headquarters, 150 N. Durango Drive.
Classes will continue each Thursday through April 10.
The program, started by Turner Construction, has been a valuable source of information for women- and minority-owned small construction companies since 1969, Aldo Aguirre of Nevada's minority contractors said.
SAFE SITE: Martin-Harris Construction completed 60,000 hours of accident-free work last year at Tahiti Village time share on Las Vegas Boulevard near Warm Springs Road. The project received Associated General Contractors' safe site award in 2006. The second phase of Tahiti Village includes 10-story residential tower and seven-story parking garage.
TENANT WORK: LM Construction completed tenant improvements on the 1,333-square-foot PostNet store at Warm Springs Promenade. Kimco Developers initially hired LM Construction to build out a "vanilla" retail space, then hired the company for $56,000 in tenant improvements. LM Construction did the Avis rental car office in the same shopping center.
LM Construction also finished $100,000 of work on Diamond Nails, a 1,040-square-foot nail salon at 7775 S. Rainbow Blvd.
LAND DEALS: Post Rainbow purchased 2.5 acres of vacant land at Rainbow Boulevard and Post Road for $2.2 million. Brian Riffel of Colliers International represented the buyer. The sellers were Deborah and Allan Isaacman.
Merrill Gardens at Green Valley Ranch purchased 3.3 acres of vacant land on Paseo Parkway for $4.5 million. Michael Stuart of Colliers represented the buyer. The seller was Loft 55 LLC.
Steve Brockman of Builder's Capital provided a $4 million loan to pay predevelopment costs associated with the Mardian Ranch master-planned community in Mohave County, Ariz. The borrower was Arizona Acreage LLC.
