Certificate of occupancy expected soon for C2 Lofts condominium project

C2 Lofts, a mid-rise luxury condominium development by Las Vegas home builder Chris Stuhmer, is expected to receive certificate of occupancy in late May or early June. Move-in was originally scheduled for last November.

The $65 million project near Charleston Boulevard and the Las Vegas Beltway consists of 100 residential units in two five-story buildings with limited retail services such as a delicatessen, coffee shop and dry cleaning. Amenities include a fitness center, pool, two spas and enclosed parking.

Doug Crook, managing director of C2 Lofts, said the residence appeals to singles and couples with no children, empty-nesters and second-home owners. Floor plans range from 1,400 square feet to 2,800 square feet and prices start from the high-$600,000s.

C2 is part of a growing trend of mid-rise condos in Las Vegas. The 700-unit Manhattan is finished on the south Strip and two other projects in that area -- Boca Raton and Loft 5 -- are nearing completion. Brickwater is in the marketing stage.

Stephanie Village, formerly called 17th & Vine, and Vantage Lofts are under construction in Henderson. Echelon at Centennial Hills and Paxton Walk are progressing in northwestern Las Vegas. Announced projects in the southwestern Las Vegas Valley include Promenada at Rainbow, Luxe Lofts, Manhattan West and The Mercer.

Crook said Stuhmer, who also owns Christopher Homes, has signed a contract to acquire another 30 acres in Summerlin for a similar project. The builder is also marketing the Upper West Side condo project at Las Vegas Tech Center on Buffalo Drive.

HOME BRAND: Robert Lively, founder and president of RL Homes, paid more than $30 million to acquire more than 30 acres of residential land in Las Vegas along with the marketing rights to the Lamplight Home concept and floor plans from Lennar Homes.

The brand was formerly trademarked and developed by Carina Homes.

Included in the purchase is a 20-acre residential component of The Village of Centennial Springs near U.S. Highway 95 and Durango Drive. The village is planned as a mixed-use development with a combination of residences, shops, restaurants and offices built around a "main-street" environment.

RL Homes will be developing more than 400 homes in five Lamplight neighborhoods, priced from the mid-$200,000s to more than $600,000.
