Mortgage banker hosts homebuying seminars at Spanish Palms

Homebuyers who discover Spanish Palms, a gated condominium community at 5220 S. Rainbow and Hacienda boulevards, usually arrive at the final stop of their search when they learn about the community’s amenities and luxury lifestyle.

Brent Barrett, a seasoned mortgage banker with Federal Savings Bank, is ready to take on the heavy lifting and serve as a friendly guide through the homebuying journey, which includes the opportunity to qualify for Veterans Affairs and Federal Housing Administration financing options.

“Spanish Palms worked diligently to add FHA financing to its portfolio of available financing options, demonstrating its commitment to the community and its future residents,” Barrett said. “The benefits and advantages that come with two of the country’s best financing options make buying just a little bit easier, enabling quality buyers who once couldn’t afford the down payment, to lock in a home deal with almost nothing down. The FHA financing requires a minimal 3.5 percent, a huge reduction from the traditional 15 to 20 percent rule-of-thumb.”

Barrett has been working with Spanish Palms since DK Las Vegas purchased the large portfolio of homes in 2013, assisting potential and future homeowners through the financing process. He hosts free homebuying seminars at Spanish Palms throughout the year.

“I always dedicate my undivided attention to a client during our one-on-one meetings and will do everything I can to provide them an optimal experience,” Barrett said. “Every situation is different and everyone has their own set of unique circumstances, so securing home financing is definitely not a cookie-cutter process. As long as clients are confident in my advice, the financing process can be straightforward and trouble-free.”

His top tip includes getting prequalified before starting the home search process so buyers know exactly what they can afford.

“No one wants to find their dream home and learn after the fact they don’t qualify for the financing to make it their own,” he said. “The pre-approval process establishes a foundation and lays the appropriate groundwork for buyers.”

According to Barrett, the financing process can be intimidating given the formal, legal language, small-font documents and unfamiliar terminology.

“I’m here to help buyers who want to be a part of the Spanish Palms community,” he said. “This is one of the most beautiful, well-maintained and secure neighborhoods in Las Vegas, and I’m always so pleased when we turn buyers into new homeowners at Spanish Palms. And now with the expanded financing options, we’ll be able to turn more homebuyers into homeowners, making home ownership a reality for many who otherwise may not have had the opportunity.”

Spanish Palms offers three floor plans ranging between 744 square feet to more than 1,131 square feet, and with homes starting from $131,900. Spanish Palms signature amenities include Central Park, an expanded fitness center, business center and conference room inside the clubhouse.
