Nevada Builder Trade In Program Helps Owners Assess Ability to Buy New Home

Taking his mom for a drive to see new neighborhoods under construction led Art Davoren to the gated entry of Savona in Summerlin by Woodside Homes.

After visiting the models, his thoughts turned to downsizing and whether he could at this time. His doubts quickly were erased by the Nevada Builder Trade In Program.

“What happened was that, in July, my mom came out to visit, and we had tickets to The Smith Center (for the Performing Arts) with a few hours to kill. So we decided to go look at the new neighborhoods that were being built nearby,” Davoren explained.

“My long-term plan, about three years down the road, was to downsize because I knew that I no longer needed a five-bedroom house because my kids were grown. I was not planning to do it now, but then we saw the neighborhood and this single-story model with three bedrooms that would be perfect for my needs.”

But he had doubts.

“I didn’t think that I could afford it. I didn’t know how much I could sell my house for or how fast it could sell,” he said. “The Woodside Homes sales office got me in touch with the Nevada Builder Trade In Program to help me answer these questions.”

The Nevada Builder Trade In Program helps current homeowners assess their circumstances and their ability to purchase a brand-new home from a new-home builder partner on contingency while listing their current home for sale at the same time. The program is offered nationally by Keller Williams Realty International and is operated in Nevada by Robin Smith and Robert Smith of the Smith Team at Keller Williams Realty Las Vegas.

“We started talking with the Smith Team about the ‘what ifs,’ looking at different numbers at what my current house could sell for, and what I could do to my current home to get a higher sales price,” Davoren said. “Through this process, I saw that buying a new home was well within my reach.”

Davoren signed up and followed the Smith Team’s advice on how to spruce up his home to get the maximum sales price.

“My previous home was built in 1998, and I raised my kids in it. It was a 2,500-square-foot, two-story home, and it needed some TLC. First, we decluttered, repainted, replaced all of the flooring and did some landscaping. We had many people come and see the house, but no offers at first,” Davoren said.

“My kitchen had those 6-inch white tile countertops and cabinets that looked outdated. I followed Robin Smith’s suggestion and replaced those tiles with granite and re-stained the cabinets, and within 48 hours, we had competing offers.”

In January, he moved a mile down the road to his new 2,092-square-foot, single-story home. His favorite aspects of his three-bedroom, three-bath home include its great room with built-in surround sound and plank-tile floors; its gourmet kitchen with a dark quartz shark-tooth island and decorative tile backsplash; and its covered interior courtyard with a fireplace.

Davoren is pleased with the homebuying and home-selling process.

“Everybody that I worked with has been great, from selling our house to buying a new one. The Nevada Builder Trade In Program and Robin Smith did a fantastic job in selling my home, and Tina Boehmer of the Woodside Design Center did a great job in offering design advice and helping me choose the options for my new home,” he said.

The Nevada Builder Trade In Program currently is offered at more than 50 Las Vegas Valley neighborhoods constructed by Beazer Homes, CalAtlantic Homes, Century Communities, Pulte Homes and Woodside Homes, as well as at Sun City Mesquite by Del Webb.

If a homeowner is interested in the program and buying a home in a builder-partner neighborhood, the Smith Team will help the homeowner at no cost by providing a comparative-market analyst; advising on how repairs and updates may increase their home’s sales price; reviewing the equity available at various price points; and assessing their ability to purchase the new home.

If a homeowner selects the Nevada Trade In Program, the Smith Team will list, market and sell the client’s current home at a reduced commission while offering the buyers’ agent the standard 3 percent commission.

Additionally, the Smith Team will help arrange for moving services or help locate a temporary rental, if needed, between the sale of the current home and the completion of the new home.
