Oregon business owner makes One Las Vegas his home

Bruce Cappelli spent nearly four decades managing his advertising firm in Portland, Oregon, where his work also included significant travel to many cities, including Denver; Salt Lake City; Austin, Texas; San Diego; and Las Vegas.

Along the way, Cappelli discovered something unique about Las Vegas, and in February, he made the move to the Entertainment Capital of the World and purchased a two-bedroom residence at One Las Vegas, the twin, 20-story condominium tower on the south end of Las Vegas Boulevard.

“I have friends and business associates here, and the cost of living and tax climate are very attractive. I find this market to be a great blend of sunshine, great business networking and entertainment,” Cappelli said. “When I started my home search, I knew I wanted to be on the Strip, but soon realized I didn’t want to deal with the associated inconveniences, including traffic, noise level and crowds. With a Las Vegas Boulevard address on the Strip’s south end and just minutes from the center of the city, One Las Vegas offers balance. I was so taken with the community, I locked in my home 24 hours after seeing it for the first time.”

Cappelli has kept an eye on housing market trends for years, and he decided now is the perfect time to invest in a home and new lifestyle. He spent considerable time looking at gated developments with single-family homes, but after learning of One Las Vegas, he knew he was better suited to a more secure and maintenance-free lifestyle.

“As someone who travels constantly, it’s convenient to be minutes from the airport, and the ability to lock and leave my home with peace of mind means a lot to me,” Cappelli said.

He also was impressed by the knowledgeable, professional and upbeat concierge team that contributed to his wonderful first experience at One Las Vegas and continues to make him feel right at home.

He appreciates the community’s top-notch resident amenities, including Transform, its state-of-the-art two-story fitness center, and Network, its business center. He is also a huge fan of the resident activities, led by the property’s full-time lifestyle director, Evelyn Connors. And transitioning from a single-family home to a condominium was seamless, thanks to his spacious floor plan and personal storage unit.

“I looked at several different floor plans on various floors. Ultimately, the top of the building offered a great vista of both mountains and the Strip,” Cappelli said. “Now it sounds like I might have views of the new stadium as well, which is a big bonus for me since I’m a lifelong Raiders fan.”

Homes at One Las Vegas range from 831 to 2,857 square feet, with many floor plans offering spectacular views of the mountains and the Strip. One-bedroom homes are priced from the mid-$200,000s, two-bedroom homes from the high $200,000s, and three-bedroom homes from the low $400,000s.

The penthouse, priced at $1.1 million, offers 3,000 square feet of sweeping views. One Las Vegas is also Department of Veterans Affairs home loan approved and offers 15- and 30-year fixed mortgages, as well as 10 percent down mortgages.

One Las Vegas is close to Interstate 15 and the 215 Beltway, and it is just minutes from McCarran International Airport. Town Square, just a few blocks north of the property, provides shopping and scores of dining and entertainment options right in the neighborhood.
