Summerlin showcases Toll Brothers’ Regency

For those seeking an active adult lifestyle, the master-planned community of Summerlin offers many options, including two popular neighborhoods by Toll Brothers.

Regency in The Cliffs village opened last year as Summerlin’s first age-qualified neighborhood in 15 years, offering single-story homes in nine unique floor plans spanning 1,665 to 2,424 square feet and priced from the $400,000s. Vista Dulce is in The Mesa village and offers a low-maintenance lifestyle via luxury townhomes under 2,000 square feet and priced from the high $200,000s.

According to Danielle Bisterfeldt, vice president of marketing for Summerlin, active adult living is a growing segment in the community thanks to baby boomers who are looking to simplify their life and “right-size” their homes.

“Living in an age-qualified neighborhood is a choice that provides homeowners with the opportunity to meet and build friendships with like-minded neighbors, travel with ease thanks to simplified home maintenance and enjoy time for personal hobbies and interests.”

Rich Santomauro, along with his wife, Ginny, recently moved from San Diego where Rich served more than 30 years in the U.S. Navy Submarine Corps. The couple chose to make their new home at Regency and selected the Stony Ridge model.

“We want to live in an age-restricted neighborhood for many reasons, including the obvious: to be surrounded by neighbors of a similar age who enjoy living an active yet peaceful lifestyle,” Rich said. “Plus, we love Regency’s location in The Cliffs village that nestles against the mountain and provides a great view in multiple directions. We also wanted a gated neighborhood and are looking forward to taking advantage of the amenities in both the neighborhood and the surrounding Summerlin community.”

Regency’s resort-style amenities include a community clubhouse spanning more than 16,000 square feet with indoor lap pool and outdoor resort-style pools; tennis, pickle ball and bocce ball courts; game rooms; and an on-site lifestyle director who will schedule classes and plan social gatherings and outings.

As is the standard for Toll Brothers, Regency homes offer both quality construction and elegant designs, with floor plans distinctly designed to accommodate Las Vegas’ indoor/outdoor lifestyle. Regency’s floor plans feature a desert contemporary architectural style executed in three distinct collections: The Summit, The Palisades and The Pinnacle. All three collections offer three different elevations, preserving the neighborhood aesthetic established by Summerlin to ensure no two identical homes are built within close proximity to each other.

Regency homes feature gourmet kitchens, two bedrooms, up to 2½ baths and expansive living spaces, including several that offer indoor-outdoor living opportunities with covered patios and courtyards. Ample flex spaces create opportunities for home personalization to suit individual lifestyles.

Regency homeowners enjoy access to nearby Summerlin amenities, including Faiss Community Park, Wet ‘n’ Wild water park and an indoor aquatic center operated by Clark County. A public elementary school is set to open in 2017, and future trails and a small Summerlin village park are in the planning stages.

The gated Vista Dulce neighborhood offering luxury townhomes sits at the base of the picturesque Spring Mountains. Homes come standard with three bedrooms, two-car garage with driveway, covered loggia and private backyard. Floor plans also offer a foyer, drop zone between garage and kitchen, second-floor laundry room and optional loft or fourth bedroom. Vista Dulce townhomes feature private backyards, separate driveways, homeowners association-maintained front yard landscaping and access to the neighborhood’s private clubhouse with state-of-the-art fitness center and pool.

Other options include hi-tech automated upgrades using the Control4 home automation web-based app that allows homeowners to control a number of home settings remotely. These include turning off, on or dimming lights; locking and unlocking exterior doors; opening and closing garage doors; and viewing, setting and adjusting thermostats.

Situated across the street from Bishop Gorman High School, Vista Dulce is within walking distance of the 19-acre Mesa Park and is just minutes from the 106-acre Downtown Summerlin, the fashion, dining and entertainment destination in the heart of the community
