William Lyon offers single-story communities

Single-story homes. They have an ageless appeal with a universal design that is perfect for everyone, regardless of their age or ability. Beginning with Tierra Este, a collection of four one-story plans tucked into a quiet corner of North Las Vegas. Ranging from 1,696 to 2,434 square feet with as many as five bedrooms, prices begin at just $216,000. Open floor plans offer family gathering areas, generous private spaces, formal and great room layouts, outdoor living areas, and up to three-car garages. The neighborhood is near schools, shopping, recreation and Interstate 15 and I-215 Beltway. All Tierra Este homes are free of Special Improvement District assessments.

Next up is Mountain Falls, a golf course community that’s a 45-minute drive west of Las Vegas. Two neighborhoods — Series I at Villa Serena and Series II at Tivoli — offer eight single-story designs. Crafted in distinctive William Lyon style, they are placed in a setting filled with big sky, mountain, and desert vistas. Near all the conveniences of Las Vegas, Mountain Falls is in a relaxing setting that escapes the rush of big-city living with multiple recreation opportunities.These golf course homes are priced from the mid-$100,000s.

Series I at Villa Serena features three bedrooms, two baths, and two-car garages, and range in size from 1,514 to 2,102 square feet. Priced from $154,000, these open floor plans include great rooms adjacent to spacious kitchens with generous islands and pantries and 9-foot ceilings.

Series II at Tivoli is a step up in size and luxury, priced from $221,000 with homes ranging from 2,055 to 2,741 square feet. With four bedrooms, three baths, and three-car garages, these homes are comfortably sized and each includes a large master suite, kitchen, slab-granite kitchen countertops, garden tubs and patio covers.

Lyon Estates — chosen “Community of the Year” by the Southern Nevada Home Builders Association — is in the northwest valley of Las Vegas near Grand Teton Drive and Rainbow Boulevard. Seven plans on large homesites include designs from 2,639 to 4,440 square feet. Prices are from the low $400,000s for as many as five bedrooms and 4½ baths. True indoor/outdoor living is found throughout these homes that include interior courtyards and covered terraces, great rooms, gourmet kitchens and roomy interior living areas. Granite countertops and two-tone interior paint are included; while room configurations and personalizing opportunities are available for as many as six bedrooms, a multi-gen suite, or six garage bays.

The estate-sized homes of Brookshire Estates have been popular since first joining the west valley landscape last year. This collection of four single-story executive homes combines timeless architectural style with modern function and entertainment capabilities.
