William Lyon Pahrump community offers small-town setting

Las Vegas: It’s like no other city on earth. Consistently one of the top vacation and resort destinations in the world, it is arguably the birthplace of modern day resort casinos — but gaming is just the tip of the iceberg. World-class entertainment, art, and golf; famed shopping and restaurants; access to national parks, mountains, lakes, and rivers — all can be had within day-trip proximity to the Grand Canyon, Utah snow and the beaches of Southern California.

“It’s no surprise Las Vegas is one of the most popular retirement destinations in the country — there’s literally something for everyone,” said Kim Chitwood, director of marketing for William Lyon Homes. “And Mountain Falls is a community that lets homebuyers combine the relaxed, slower-pace and wide open spaces they’ve always wanted — with all the excitement nearby Las Vegas has to offer.

Mountain Falls includes four new-home neighborhoods of two product lines. All are single-story communities situated around Mountain Falls Golf Club, the anchor of the Mountain Falls master-plan.

This challenging 18-hole, par 72 course is a favorite among locals and Nevada visitors — ranked No. 7 in the country in 2015 for the Top 20 Courses as rated by Golf Advisor.

The Club includes a 22,000 square foot golf and residents’ facility with lounge area and multipurpose room, cardio/weight room, two pools, spa and interactive water-play area. The remodeled Grill Room overlooking the scenic first tee allows diners to enjoy an engaging atmosphere with great food and drink.

But the Golf Club is far from all the area has to offer, and there’s good reason for the slogan: “Pahrump is easy to reach and hard to forget.”

It has a reputation for a growing list of ongoing events, recreation, and destination spots. Home to the High Desert International Film Festival, Pahrump Balloon Festival and Race for the Gold, there are also wineries, concerts, casinos and restaurants to frequent. Auto and off-road enthusiasts have access to the local Pahrump Valley Speedway, professional-course driving schools and multiple off-road adventures. And day-trips can range from hot springs and museums — to Death Valley and Hoover Dam.

The setting and recreational opportunities are why William Lyon chose to develop Mountain Falls – and the newest of their quartet of neighborhoods is Series I at Tramonto. Tramonto joins Series 1 at Villa Serena, Series II at Tivoli and Series II at Bella Sera — all single-story communities with pricing that starts from just $154,000.

At Tramonto, buyers enjoy the same value, quality, and design of Series 1 homes at Villa Serena with two new features: Larger homesites and the option to add a third-car garage. Priced from the mid-$100,000s and offering four plans with three to four bedrooms and two baths, these homes range from 1,514 to 2,102 square feet.

Plans One and Two at Tramonto offer three bedrooms and two baths within 1,514 and 1,747 square feet, respectively. A comfortably open, yet cozy, design is displayed in Plan One, with a great room adjacent to the kitchen and dining areas, and a covered loggia included off the master suite.

Plan Two is angled in style which adds depth, interest and unique spatial positioning throughout this floor plan.

Plan Three is 1,984 square feet with three bedrooms, den and two baths with a light-filled entry, views through the great room to the rear yard, and cook’s kitchen with island and raised bar seating. At 2,102 square feet, Plan Four is traditional in design with living and dining rooms separate from the family room, kitchen with island and bar seating and nook.

Buyers can select a variety of room options including master retreat, den, bay window, formal dining, fourth bedroom, and more (available per plan). William Lyon homes also include an exclusive three-year “Fit and Finish” warranty, featuring 30-day after move-in check-up, annual visits for the first three years, and 24/7 emergency on-call service.

To visit Mountain Falls, take Blue Diamond Road west approximately 45 minutes. Before reaching Pahrump, turn left on Manse Road. Then right on Hafen Ranch, and left on Lakeview. The on-site information center and model homes are open 10 a.m.-6 p.m. daily, except Mondays, open from 1 p.m.-6 p.m. For more information, call Deborah at 775-727-0429 or 775-751-3278, or visit www.mountainfalls.com.
