Varied projects can put new sparkle on old pool

Many homes in the Las Vegas area are approaching the 10-year anniversary; so too are the homes' swimming pools. It may be time for a face-lift or even a total new look. Maybe you bought a home with an existing pool and it really isn't what you wanted. The end of summer is nearing and now is the time to consider renovations, allowing time for shopping, planning and decision making.

Here are 10 rehab projects to consider.

1. Replace standard white lights with color lights. Light manufacturers have developed an easy solution for homeowners to change lighting options in their pool from white to a kaleidoscope of colors. Some of the latest versions of colored lights by major manufacturers are designed to retrofit into existing light niches, which can be easily restrung through the electrical conduit.

Colored lights are excellent features to consider for homeowners who enjoy evening swims or entertaining at night.

2. Resurface the deck. Decking with cracks, chips, fading and stains can make the entire pool area look dilapidated. Recoating a deck can be accomplished for $3 per square feet.

However, if your really want to make an impact, the latest craze of pavers or tiles will make a dramatic statement.

3. Refinish the interior of the pool. The most common interior finish on pools is white plaster. With normal wear and tear and aging, the life span of plaster is upwards of 12 years. However, with improper water chemistry and numerous acid washings, the interior may need to be refinished sooner. Replastering will take about two weeks from start to finish; the cost begins at $2,500.

Pool owners have been making the switch from plaster to pebble for various reasons: a more sophisticated look, easier maintenance and a dark pebble will heat up the pool.

4. Retile waterline and dam wall tile areas. Tile can take a beating from the harsh Las Vegas water. Years of calcium buildup, especially on the older style, dark solid colored tiles, forms long white streaks that take away from the beauty of the pool. New style designs with texture, marbling and earth tones mask some of the calcium buildup so that it is less noticeable.

5. Redesign the interior of the pool. Classic-style pools were more about swimming rather than lounging in the pool. Steps and interior benches were kept at a minimum. Sitting areas, wet decks, floating bars and extended steps as well as filling in deeper areas can be accomplished by tying into the existing shell with steel, gunite and interior finish. Look to spend more than $5,000.

6. Add a water feature. Waterfalls, fountains and spray jets are very popular features that enhance both audio and visual appeal to the pool.

7. Change the elevation of the pool. Add raised areas for planters, decks, water features, fire pits, barbecues, palapas, cabanas and entertainment areas.

The next three rehab projects are extensive and may require numerous phases and substantial construction to complete the undertaking.

8. Extend or shrink the area of the pool. A family's pool needs and lot size will determine the size of a pool. The scope of extending a pool is equivalent to building a new pool with regards to phases.

9. Add a pool to an existing spa or add a spa to an existing pool. In either case if the pool equipment is in good condition it may be salvageable, however additional equipment will more than likely be required.

10. Complete redesign of the pool feature. A complete makeover is just like starting from scratch. The best method is to remove the existing pool and start over. Depending on access, removing an existing pool will cost between $6,000 and $10,000.

If you are still not certain which project will satisfy your needs, most pool builders will provide complimentary consultations and fee quotes.

Lastly, there can be many surprises underground when you start invading existing plumbing, gas and electrical lines. Municipal ordinances may also require pulling permits and bringing the existing pool up to current code standards. Rehabbing projects should be performed by a licensed professional, therefore look for a pool company that has extensive experience in pool renovations.
